问题:我们在看房子, 我觉得可以考虑split level house 只要性价比好,地区好。 领导不 以为然, 觉得split level house 很难看, 以后也不好卖. 大家觉得 split level house 真的那么差吗?

我看过很多这种房子. 最大的问题是楼下太凉. 无论是FAMILIY ROOM或着是卧室安在楼 下,都很难利用起来. 除非弄个球桌在楼下,真是看不出有多大用处.不如二层,楼上楼下 都充分利用.
对于two-story house,一楼的地板不挨着地,地板和地之间有大约1米的距离,叫 crawling space。2楼的天花板不挨着roof,之间叫attic,一楼的地板下和2楼的天花 板上有insulation ,隔热又保暖(相对于split level house)。
对于split level house,一楼一般挨着地,大都是水泥的结构,要在一楼加个 bathroom,那可难多了(主要是不好排水)。 Split level house的建造费用较小,6/70年代有很多这种房子。
在这个地区,看了很多Split level houses。有个奇怪的感觉, 就是60年代的房子比 70年代的房子还要质量好些。
splitlevel house其实冬暖夏凉. summerset很多房子都是splitlevel, 因为地势一般 不平, 所以建的. 建的好的还是不错的. 新式的二层楼也有不足的地方, 比如一进门的 high ceiling让人感到想在井底下, 上下距离太大过水平长度, 二楼和一楼的隔音也有 点差, 厕所冲水楼下听的太大声. 当然如果设计好的二层楼还是挺不错的, 比如; John Buchan等的房子, 不过价钱也就上去了.
当然所谓风水一说, 也就是所谓后院比前院低, 将来后代不如爹有出息, 不过看到的几 家summerset住splitlevel 的孩子都挺出息的. 应该说风水好还差不多. :)
我也不是很喜欢split level, 一进门两个楼梯分别向上向下,感觉挺别扭的,另外楼 下确实比较冷,夏天热的时候乘凉倒是挺好。High ceiling多好啊,怎么能叫不足呢? 不过每个人的观点有差异,这个我理解。
actually in split house, the lower level is very good, 冬暖夏凉。and usually part of it does have crawspace.
The bad thing about split is that you have to either go up or go down when enter the house. So many old people choose to sell their split house or prefer to buy a rambler. For family with small babies, the lower level is not very useful as well. But for families with bigger kids, it's actually a very good play area for them in the low level.
Ramble is very preferrable 'coz the cost of building a rambler is much much higher than 2 stories or other style and it does requires larger lot as well . That's why new houses seldom have ramblers.
这个具体情况具体分析。我们原先也觉得2 story好,等住进split level才发现这个也 不错,很多优点。
- split level不一定是split entry。split entry的房子里面不好看,因为一进门就是楼梯。split level有的进门看不到楼梯,这种房屋内部美观没有问题。从外面看2 story容易建的更好看,可是eastside大多数2 story房子也并不好看,建的时候没有花钱在花哨的房顶上。
- split level是依地势而建。说后院比前院低的那是downhill,不是split level的特点。我们家院子前后差不多高。split level其实是院子左右不在一个水平线上。因地制宜的设计便宜又实用。
- 2 story现在的格局大多是living room, family room, 厨房餐厅全在一楼,然后卧室全在2楼。然后车库是单独attach在楼房旁边,无论车库上方设计不设计房间,living room的楼上都是有房间的,只有极个别设计成2楼open to below。这样的结果是living room的顶不够高。通常8-9 feet。split level的因为living room上方没有房间,可以用脊型顶,显得很敞亮。
- split level主要活动场所是1楼半(厨房livng room那层)和2楼,从餐厅到卧室上一半的台阶就好了,2 story每次都要走全部台阶。说split level不方便老人住其实也没什么道理。除非是跟给老人的卧室在一楼的房子比。
- split level也可以是crawl space的,至少我们家的是。basement是加了isolation的,里面铺carpet,一点事都没有。basement其实被称为1楼更确切,因为无论从前还是从后看,它都不是在地下——这边地势本来就比另一边低。夏天貌似比其他房间稍微凉快一点,差别不大。冬天也不会有太大差别,因为暖气都是一样的开,地下还有绝缘。
- 有人说车库上的房间不好,冬冷夏热。这个在西雅图地区好像不太明显。这里气候温和大多数时候车库和房间没有太大的温差。
- 说split level的房子resale会价格低,这个我不清楚,不过如果是真的,现在你们买房子应该也是底价就可以买到,所以无所谓了:)
我们目前非常喜欢我们的split level的房子,有一天到朋友家做客,去卫生间要上一个长长的楼梯到2楼,看着都不适应了,觉得楼梯好长。
此外住进房子之后发现了另一个误解。以前觉得cul de sac的房子最好,因为有更多的privacy。后来一次请客,当很多辆车在我们家门前路边都能停下的时候,终于意识到cul de sac也是有不少缺点的。我们不是cul de sac,但是一样也很安静。这几天过来最多的车是邮递公司的,这种车cul de sac也不能避免。
建房子大部分成本(2层楼的frame:basement是1:4左右,在某些地区。)在打地基。好像说钢筋水泥的房子7层以下层数越高单位面积成本越底。木结构的3层以下估计也是这个道理。

Advantages
The split-level home offers a convenient way to accommodate uneven property

basement, the house can be built into the side of a slope or soft hill,
providing a very efficient use of space.
Moving throughout this type of home can be easier for people with disabilities, since fewer steps are required to go from the bedrooms to the rest of the house.
In an area where the amount of floors is limited by local law, split-level home offers more floors while in the same time adhere to the local law.
Disadvantages
Since the first floor and driveway are at uneven levels, stairs must be
built to connect the entrance to the driveway, which can pose safety threats
in icy conditions. Also, this type of house tends to include many stairs,
which can be a problem for the elderly.
Homes may also be more prone to uneven heating and cooling, but this varies from house to house. The split-level design, however, aggravates the problem.
